“We had two quotes for the same house. Hirano was the only one that put the exclusions on the first page, so I knew what the two-year term covered and what it didn’t.”

What we treat
Wood-eating insects, and the paperwork that goes with them
Most calls are drywood termites. The rest of the list is what a Maui house, a buyer or a lender tends to ask about next.
Drywood termites
They live inside dry wood and need no soil. We find where, then choose between a spot treatment and a fumigation.
How we handle themSubterranean termites
They come up from the ground through mud tubes. This is a separate treatment and a separate warranty.
See all servicesFumigation
The whole house is covered, treated and aired out, with a written prep list and a re-entry clearance.

When the findings are small and in one place, we treat that place and write down what it covers.

A written inspection report for a sale, ordered by a buyer, a seller or an agent.

The first visit
We start outside, at the vents and the eaves
A licensed inspector walks the house before anyone talks about treatment. You get what was found, in writing, with the estimate.
Eaves, fascia and soffit vents, where swarming drywood termites find a way in
Window and door frames, lanai posts and rafters
The attic and any open framing we can reach
Any wood that touches the ground
A note of what we couldn’t reach, and why

How pricing works
A termite job is priced after we have seen the house. Here is what moves the number, and what you get before you agree to it.
What decides the price
Mostly the size and shape of the house. A fumigation is priced by the space we have to cover; a spot treatment by how many places the wood is affected.
Size and number of stories
Roof lines, lanai and attached buildings
Which warranty term you choose
How much of the eaves and attic we can reach
What the estimate includes, and what it doesn’t
It names what we found, the treatment we recommend, the warranty term with its terms and exclusions, and your prep list.
Findings, and where we found them
Treatment, warranty term and its exclusions
Not included: wood repair, painting, other pests
What happens at the visit
A licensed inspector walks the outside first, then the attic and any open framing, and writes down what is there. We tell you the inspection fee, if any, when you book, and whether it is credited toward the work.
When you get the number
In writing, after the inspection, as a flat price for the work the estimate names. We don’t quote a price by phone for a house we haven’t seen.
How and when you pay
A deposit when you book a fumigation date and the balance after re-entry, by check or card. The estimate lists both amounts before you sign.
If the job changes
If we find more than the estimate named, such as a second area or a building we couldn’t reach, we stop, show you and write a change before any extra work.
From Maui homeowners
After the tent comes off
“Keoni walked the roofline with me and showed me where the termites were getting in. The estimate had the findings, the price and the warranty terms. Nothing was a surprise.”
“I order the report for my buyers. It says what was seen, and it says plainly that a report is not a warranty. Escrow knows what it is getting.”

Questions
What people ask before they book
How much does termite work cost?
It depends on the size of the house, the roof lines and attached buildings, and which warranty term you choose. We give you a flat price in writing after the inspection, and we don’t quote one by phone for a house we haven’t seen.
How do I know it’s drywood termites?
Small piles of tiny pellets under a window or beam, discarded wings near a light, and tiny round holes in wood are the usual signs. An inspector can tell you what you have; some signs belong to other insects.
Do we have to leave during a fumigation?
Yes. Everyone, pets included, stays out of the house from the day the tent goes up until we have tested the air and cleared it. You get a prep list and the dates in writing before you book.
What if termites come back?
Call or text us. Within the term of your warranty, if live drywood termites turn up in the area we treated, we re-treat it at no charge. The exclusions and the steps are on the warranty page.
Is a termite report a guarantee?
No. A report is what the inspector saw on the day. A warranty is a separate paper, with its own terms, written after a treatment.
Do you sell a monthly plan?
Not for termites. Treatment is a job with a written warranty. The five-year term includes a yearly check, which is part of its terms.
Where do you work?
All of Maui, from Kapalua to Mākena and Upcountry. We don’t work on the other islands.
